Terms of

Service

Effective date: 09/22/2026

These Terms govern your use of the website and services ("Service") from Coin to Key ("we," "us"), including the Down Payment Fund, the Housewarming Home Registry, and Find An Agent. By using any part of the site you agree to these Terms.

1. What the Service is

  • Down Payment Fund: helps you set up your own Stripe account, a downloadable QR code, and gift page so that friends and family can give you gifts toward a down payment, plus a dashboard to track it.

  • Find An Agent: lets you request to be connected with a real estate agent. We pass your request to an agent; we do not act as your agent and do not guarantee a match, a response time, or any outcome.

  • Housewarming Home Registry: lets you build a list of items you'd like from Crate & Barrel, each linking out to Crate & Barrel's website where guests can buy them. We do not sell, ship, or process payment for any registry item ourselves.

2. We do not hold or move money

  • Payments are processed by Stripe. Gifts go directly to the Stripe account you create and control, and then to your own bank account.

  • We do not receive, hold, pool, or transfer your funds, and we cannot access or withdraw them.

  • We are not a bank, money transmitter, escrow agent, charity, or fundraising platform.

  • Your relationship with Stripe is governed by Stripe's own terms (https://stripe.com/legal). You must accept those terms to receive gifts.

3. Fees

  • We do not currently charge a fee to create or use a fund.

  • Stripe charges its own processing fees, which are deducted from each gift and are your responsibility as the account holder. See Stripe's pricing page for current rates.

4. Your responsibilities

  • Give accurate information and keep your Stripe account in good standing.

  • Keep your private dashboard link secret.

  • Use the Service only for lawful purposes, and only to receive personal gifts intended for your own down payment.

  • You are responsible for any taxes or reporting that apply to gifts you receive. Talk to a tax professional if you are unsure.

  • Do not misuse the Service, interfere with it, or try to access other people's funds or information.

5. Gifts, refunds, and disputes

Gifts are made by the giver to you. Refunds and disputes are handled between the giver, you, and Stripe through your Stripe account. We are not a party to those transactions.

6. Housewarming Home Registry

  • Registries are built from Crate & Barrel items only. When you build a registry, you choose the items and we link to each one on Crate & Barrel's website. We display your list; we don't verify prices, availability, or that the links stay correct.

  • Every purchase happens entirely on Crate & Barrel's own website, under Crate & Barrel's own terms, pricing, shipping, and return policies. We are not a party to that purchase and have no visibility into whether an item was bought.

  • Affiliate links: We are a paid affiliate of Crate & Barrel. When a guest buys a registry item through one of these links, we may earn a commission. This does not change the price the guest pays. This is disclosed on registry pages as required by FTC guidelines.

7. Find An Agent, agent referrals, and the closing credit

  • How it works: When you submit the Find An Agent form, we pass your request to a real estate agent in our network so they can contact you. We do not guarantee that an agent will contact you, how quickly, or that any agent will be a good fit. Submitting the form does not create an agency, brokerage, or attorney relationship with Coin to Key; any such relationship, if formed, is between you and the referred agent's brokerage.

  • Referral relationship: Breanna Miller (Owner) is a licensed real estate professional. Agents in our network may pay her a referral fee if you complete a home purchase or sale with them. This fee is a private arrangement between Breanna Miller and the referring agent's brokerage. It does not pass through this website or through Stripe, and it does not add anything to the price you pay or the commission your agent charges under their own listing or buyer agreement.

  • $1,000 closing credit: If you close on a home purchase using an agent referred to you through this Service, Breanna Miller intends to provide a $1,000 credit toward your closing costs, funded from the referral fee she receives. This credit:

    • is applied at closing, typically through the escrow or title company handling your transaction, and not paid to you directly by Breanna Miller, Coin to Key, or through Stripe;

    • depends on completing a closed transaction with a referred agent, and on that agent's and brokerage's cooperation in applying it;

    • is not guaranteed, may not be available in every transaction, in every state, or with every lender or title company, and may be adjusted or discontinued at any time;

    • may have tax reporting implications for you; we recommend you ask your tax professional. (ATTORNEY TO CONFIRM: whether this credit requires a written disclosure to the buyer's lender, specific escrow instructions, or state-specific compliance, and whether it is available in every state you do business in.]

  • Compliance: This referral program is subject to Breanna Miller's real estate license DRE# 02346994 and brokerage requirements. [ATTORNEY TO CONFIRM: brokerage/MLS compliance language, and whether RESPA applies to any part of this arrangement if a mortgage referral is ever involved.]

8. Agent Membership

This fee is a monthly charge for visibility and is not contingent on any referral, lead, or closed transaction; any referral fee for an actual transaction is handled separately under Section 7 above. Agent Membership fees are billed and processed through Wix payment system. We may accept, decline, or remove any agent listed in our referral system at our discretion.

9. No advice

Nothing on this site is legal, tax, financial, mortgage, or real estate advice. The Service does not guarantee that you will receive any particular amount or qualify for any loan.

10. Availability and changes

We may change, pause, or end the Service at any time. We may update these Terms, and the effective date shows the latest version. Continuing to use the Service means you accept the changes.

11. Disclaimer and limits of liability

The Service is provided "as is" without warranties of any kind. To the fullest extent the law allows, we are not liable for indirect or consequential damages, for payment problems caused by Stripe or another third party or outside store, for the outcome of any real estate transaction or referral, or for losses beyond the amount you paid us (which is currently $0).

12. Governing law

These Terms are governed by the laws of the State of California, without regard to conflict of law rules. [ATTORNEY TO CONFIRM.]
